Sunroom near a wetland

The brief: update an existing site plan for a sunroom extension. A wetland consultant has flagged the wetland edge behind the house. The county needs the wetland, its buffer, the structure setback and the shortest distance from the new slab to each line shown on the sheet, with construction limits that stay out of all three.

The detail that decides the permit

The new slab sits 13.87 ft from the buffer edge. King County changed the structure setback from 15 ft to 10 ft in 2025 (Ord. 20024). Under the current code the slab is 3.87 ft clear of the setback line. Under the old code it would be 1.13 ft inside it.

A drafter working from an old template would show a sunroom that cannot be built, or miss one that can. We check the code version on every critical area sheet.

Questions we would ask

On a real job these go to the engineer before the first check set.

  • 01Is the parcel in unincorporated King County or inside city limits? The code differs.
  • 02Does the ecological report state the wetland category, habitat score and buffer width?
  • 03Does the new glass roof cover all 520 sf, including the existing slab?
  • 04What datum are the flag coordinates in, and which corners did the consultant tie?
  • 05Where does the contractor want access, staging and stockpiles?
